ACQUISITION OF PROPERTY
BY ANY FOREIGN NATIONAL
on our international market

With the popular demand of foreign nationals wishing to live here and acquire property, the Mauritian Government, in an attempt to protect the local market from a surge in prices, has set very definite legal structures and guidelines regarding this endeavour.

Hence, the creation of legal structures such as :

PDS (Property development Scheme )
RES (RealEstate Scheme )
IRS (IntegratedResort Scheme)

These schemes are designed to facilitate the acquisition of residential property by non citizens in Mauritius and are hence separate from the local Mauritian market .
They are on the international market and can be resold to any foreign national .
The prices vary and can be as little as Rs 8 million to Rs 80 million or more and are found on the International Property Market . They can be resold resold later on to any foreign national .

Any investment as from 500,000 U$Dollars in either of these schemes entitles the owner to acquire Permanent Residence
for him and his close nuclear family members .

New Regulations

According to the May 2016 budget , a new regulation has been introduced thereby allowing all foreign nationals the permission to acquire any apartment be it off plan, in construction, or already built as long as :

a) it is situated in a building of ground floor plus a minmum of 2 storeys
b) the property is on freehold land only

This applies to any apartment of any value situated on the local Mauritian Market .
The regulation as far as PDS and RES and IRS property programs still remains
